Statement of Rental Policy

IT IS THE POLICY OF 1001 Carondelet TO RENT TO ALL QUALIFIED PERSONS REGARDLESS OF
RACE, COLOR, SEX, NATIONAL ORIGIN, HANDICAP, OR FAMILIAR STATUS. WE WILL BE IN COMPLIANCE OF
ALL FEDERAL, STATE AND LOCAL LAWS. ALL APPLICANTS WILL BE APPROVED ON THE FOLLOWING
BASIS ONLY. FAMILIES WITH CHILDREN WELCOME.
1. Applicant must be 18 years of age or older.
2. Maximum number of occupants per apartment:
ONE BEDROOM – NO MORE THAN 2 PEOPLE
TWO BEDROOMS – NO MORE THAN 4 PEOPLE
3. 1001 Carondelet Apartments uses the First Advantage SaftRent application screening process and Gatehouse Apartments
applicant scoring and procedures form. SafeRent uses an empirically derived, statistically sound, credit scoring system to
evaluate your consumer credit report. Credit scoring is based on real data and statistics, so it treats all applicants
objectively. Your consumer credit contains information about you and your credit experiences, such as your bill-payment
history, the number and type of accounts that you have late payments, collection actions, outstanding debt, and the age of
your accounts. Based upon your credit score, your application will be accepted or rejected. The gross monthly income to
qualify is 3 times the rental amount. Verification of income with two current paycheck stubs with year to date earnings
and must include your name and social security number and verification of rental history is required in order to process
your application through SafeRent. All sources of income will require verification. If self employed, W-2’s, 1099’s or tax
return is required.
4. Pets are only allowed with written permission from management. Pets are accepted at Lessor’s discretion. There is a
separate deposit on pets and additional monthly pet rent. No more than two pets allowed. Should a pet be acquired after
move-in, all current pet provisions must be adhered to. All service animals are excluded from the required pet deposit and
pet rent.
5. Only residents and occupants on the lease may occupy the apartment. Anyone 18 or over living in the apartment must each
fill out an application.
6. Acceptable forms of Payments are personal check, cashier’s check, or money order. NO CASH WILL BE ACCEPTED
FOR PAYMENT.
7. The monthly rent is due on the first of each month. There will be a late fee after the fifth as per lease agreement.
8. Lessee will not be permitted to take possession of the apartment until all paperwork is completed and all monies due are
paid in full.
9. Any false, deceptive, or absent information relevant to rental or credit history will result in the rejection of the application
and forfeiture of deposit.
10. Applicants must provide Government Issued photo identification, and it must match name on the application.
11. Applicants must give you documentary proof of his/her rights to be in the U.S.
12. If applicant has the right to work in the U.S., he/she will need a social security number. If the applicant does not have the
right to work in the U.S., he/she should still have an individual Taxpayer Identification Number (ITIN).
13. If the nonimmigrant is a student, applicant must provide a Form DS-2019 (formerly Form (AP-66), Certificate of
Eligibility for Exchange Visitor (J-1) Status, or a Form 1-20, Certificate of Eligibility for Nonimmigrant Student (F-1)
Status.
14. 1001 Carondelet reserves the right to deny any applicant on the basis of a felony criminal conviction, guilty plea, or pleas
of no contest without regard to the nature of the offense. If any applicant should fail to disclose such fact during the
application process, this failure to disclose shall constitute a breach of any lease agreement executed by applicant and
shall allow Gatehouse Apartments to demand immediate possession of the leased premises.
15. If the prospect application is approved, and applicant fails or refuses to sign the contemplated lease for any reason, owner
shall retain the said deposit as liquidated damages to cover the cost of this application and removing the premises from
the market and holding same for applicant.
16. If application is “conditional” there will be an option of entering the lease with paying the deposit and the last months
rent. The security deposit is refundable only if applicant declines conditions at the time of these conditions. If the
apartment has been reserved for the applicant and or a lease signing is scheduled, the deposit will be forfeited to cover
taking the apartment off the market.
